Everything you need to know about ownership, construction specifications, the reservation process and life at Terminal One Motor + Yacht Club.
SECTION 1
Terminal One Overview
What is Terminal One Motor + Yacht Club?
Terminal One is a two-phase waterfront destination for collectors on Seattle’s Salmon Bay. The first phase is focused on private luxury collector garages available for individual ownership. A future phase is planned to include additional waterfront garages and an individually owned marina, subject to permitting and regulatory approvals.
The concept connects automotive and marine passions through one exceptional waterfront address, while keeping the immediate sales focus on secure, customizable collector garage ownership.
Where is Terminal One located?
Terminal One is located at 2737–2805 W Commodore Way on Salmon Bay at the north end of Magnolia in Seattle, Washington. The approximately 8.9-acre property combines the character of Seattle’s working waterfront with convenient access to the city, Ballard Locks and the greater Puget Sound region.
What makes Terminal One different from conventional vehicle storage?
Terminal One offers individually owned real estate rather than rented storage. The garages are designed as private, secure and customizable environments where owners can store, display and enjoy significant collections.
The ownership experience combines generous garage volume, customization opportunities, controlled access, professional management, The Forum owners’ lounge, and optional owner programming and services.
Who is Terminal One designed for?
Terminal One is designed first and foremost for automotive collectors and enthusiasts who want a permanent, individually owned home for their collections. Select configurations may also accommodate luxury RVs, boats and other significant collections, while owner improvements may include wine storage, display areas, lounges, workshops, offices and other approved uses.
Owners may participate in the Terminal One community as much or as little as they choose. Privacy, discretion and individual control of each collection remain central to the project.
SECTION 2
Collector Garages
What is being offered in Phase I?
Phase I, located on the south side of W Commodore Way, is currently anticipated to include approximately 72 luxury collector garage condominiums in three buildings. Individual garages are planned in sizes of approximately 850, 1,000 and 1,250 square feet, with opportunities to combine select units side-by-side, front-to-back, or both, subject to availability and approval.
The concept connects automotive and marine passions through one exceptional waterfront address, while keeping the immediate sales focus on secure, customizable collector garage ownership.
What systems and features are anticipated?
Current plans anticipate core life-safety and utility infrastructure appropriate to the garage use, including fire suppression, electrical service, plumbing and wastewater facilities. Garages are also anticipated to offer air conditioning, individual utility metering as applicable, private grade-level access and the opportunity for owner-selected security enhancements.
Final systems, capacities and specifications may vary by unit type and location and will be confirmed in the formal project documents.
Can owners customize their garages?
Yes. Customization is a defining feature of the Terminal One concept. Subject to applicable codes, project design standards and approvals, an owner may create a highly personalized collector environment incorporating features such as:
- Automotive display and gallery areas
- Private mezzanine lounges and entertaining areas
- Wine storage and tasting areas
- Offices, meeting areas or design studios
- Workshop and collection-care areas
- Custom lighting, technology, cabinetry and display systems
Can owners use Terminal One finish packages or hire their own designer?
The project intends to offer owners access to curated design and finish resources. Owners may also engage their own architect, interior designer and specialty consultants, subject to project design standards, review procedures and applicable approvals.
Olson Kundig has been engaged for the design of The Forum and to inspire representative garage buildout concepts. Owners interested in fully bespoke interiors may explore separate design engagements with qualified professionals.
Can multiple garages be combined?
Yes. Subject to final design, structural considerations, developer approval and availability, select adjacent units may be combined side-by-side, front-to-back, or in larger configurations. Buyers interested in larger collection spaces should discuss desired configurations with the sales and development teams early in the reservation process.
Can the garages be used for private gatherings?
Private owner use and small gatherings are anticipated, subject to condominium documents, association rules, insurance requirements, occupancy limits and life-safety regulations. The garages are not residential units and may not be used for full-time residential occupancy.
SECTION 3
Mezzanines + Custom Design
Can owners add a mezzanine?
Yes. The garages are being designed with substantial vertical volume, and current concepts anticipate the opportunity for owner-installed mezzanines, subject to permitting, structural engineering, building code, life safety requirements and project design approval.
A mezzanine can create a private lounge, viewing gallery, office, wine-tasting area, meeting space, display area or other approved use overlooking the collection below.
How large can a mezzanine be?
Mezzanine opportunities vary by unit type and configuration. The current plan concepts show recommended configurations based on structural layout, code considerations, stairs and egress, overhead door clearances, mechanical coordination and fire protection requirements.
Any proposed expansion beyond the contemplated configurations will require case-by-case architectural, structural and regulatory review.
Will a mezzanine interfere with the garage door or building systems?
The current mezzanine concepts have been coordinated around overhead door clearances and anticipated structural, mechanical, utility and fire-protection systems. Owner modifications must maintain required clearances and comply with project standards and applicable codes.
Can a mezzanine be used as living quarters?
No. Terminal One garage condominiums are not residential units and may not be used for full-time residential occupancy.
SECTION 4
The Forum + Owner Experience
What is The Forum?
The Forum is Terminal One’s private owners’ lounge and central gathering place—a design-forward setting for owners and their guests to relax, connect and participate in selected events and automotive programming.
The Forum complements, rather than replaces, the privacy of each individual garage. Owners may enjoy their own mezzanine lounge and collection privately, invite guests into their space, or join fellow owners in the shared Forum setting.
Who will manage the property and owner experience?
Seattle-based Columbia Hospitality has been engaged to lead condominium association management and help shape the owner experience, including concierge-style services and event programming.
The operating model is still being developed, but the objective is to make ownership easy, secure and enjoyable while providing owners with optional opportunities to participate in the Terminal One community.
Final systems, capacities and specifications may vary by unit type and location and will be confirmed in the formal project documents.
What types of owner services are envisioned?
Potential services may include coordination of car washing and detailing, approved service-provider access, delivery and logistics assistance, technology and security support, and other collection-related needs. Final services and fees will be established as operating plans are completed.
What kinds of events may be offered?
Programming is expected to be selective and collector-focused. Potential examples include Cars & Coffee gatherings, driving events and rallies, collector presentations, wine tastings, private dinners, automotive showcases and other owner-driven experiences. Events may take place at Terminal One or off-site and will remain subject to final operating plans and association requirements.
Will owner privacy and collection confidentiality be protected?
Yes. Privacy, discretion and security are central to the Terminal One concept. Current plans anticipate controlled access, monitored security, guest-access protocols and discreet property operations.
Each garage is privately owned and individually accessed. Owners can participate in community activities when they choose while keeping their collection and personal activities private.
SECTION 5
Future Marina + Waterfront Phase
What is planned for the future marina phase?
The future marina phase will deliver approximately 2,300 linear feet of freshwater moorage across four private docks, with deep-water berths capable of accommodating vessels up to 300 feet. The phase also includes 35 additional waterfront condominium garages averaging roughly 2,000 square feet each, offering fee-simple ownership directly on the water.
Because Terminal One sits above the Ballard Locks, owners enjoy immediate access to Puget Sound while benefiting from a protected freshwater, no-tide moorage environment.
Delivery is targeted for late 2028, subject to JARPA permitting and regulatory approval. The marina and waterfront building plans are currently under review by the U.S. Army Corps of Engineers and the Seattle Department of Construction and Inspections, and all renderings and descriptions remain conceptual pending those approvals.
Has the marina been approved?
Not yet. The marina remains in active entitlement and regulatory review. Cantera Group has initiated waterfront permitting through a Joint Aquatic Resources Permit Application (JARPA) and is proceeding through the applicable agency review processes.
All marina timing, design and delivery dates remain estimates and are subject to permitting, regulatory approvals and other development conditions.
Will Phase I garage owners receive priority for future waterfront opportunities?
The current intent is to provide Phase I reservation holders and owners priority access to explore future Phase II garage and marina opportunities when those offerings become available, subject to the terms of the future offering and applicable project documents.
SECTION 6
Reservations + Purchaser Qualification
What is a reservation?
The current offering structure uses non-binding priority reservations rather than immediate purchase and sale agreements. A reservation establishes a prospective purchaser’s priority opportunity to purchase a future garage unit when formal purchase agreements are released.
The reservation agreement itself governs the purchaser’s rights, timing and procedures and should be reviewed carefully.
What deposit is required, and is it refundable?
The current reservation program requires a $10,000 deposit held in escrow. Under the current program, the reservation deposit is fully refundable prior to execution of a formal purchase and sale agreement, subject to the terms of the reservation agreement.
Does a reservation guarantee ownership of a unit?
No. A reservation establishes a priority position and preferred opportunity to purchase, but it is not a purchase agreement and does not guarantee ownership. The offering remains subject to project feasibility, final design, permitting, financing, construction progress, formal offering documents and other conditions described in the reservation agreement.
What is required to become a qualified purchaser?
Prospective purchasers are currently expected to execute the reservation agreement, provide the required deposit, complete identification and financial qualification requirements, and keep their contact and qualification information current. Additional documentation may be required for entity ownership or other circumstances.
Is lender qualification required?
Under the current reservation program, prospective purchasers, including cash purchasers, are expected to complete financial qualification through the project’s preferred lender to confirm purchasing capability and reservation eligibility. Purchasers may ultimately use other financing sources, subject to the terms of the formal purchase process.
Can a unit be purchased through an LLC or trust?
Entity ownership through an LLC, trust or similar legal structure is anticipated to be permitted, subject to the requirements of the formal project documents and any applicable developer review procedures.
Can investors purchase units?
The project is primarily intended for owner-users and collectors. A limited number of investment purchases may be permitted, subject to project policies and future governing documents. Buyers should consult the sales team regarding current requirements.
SECTION 7
Development Status + Project Team
What is the current development status?
The project is advancing through permitting, financing and pre-construction planning. Permit drawings have been submitted to the Seattle Department of Construction & Inspections, and the project team has been responding to agency review comments.
Current schedules remain estimates and are subject to permitting, financing, construction and other development conditions.
When are the first garage closings anticipated?
Initial Phase I garage closings are currently targeted for approximately 2027. All construction and occupancy dates are estimates and subject to change.
Who is developing Terminal One?
Terminal One is being developed by Cantera Group, a privately held real estate development and investment firm with experience in residential, mixed-use, industrial, logistics, infrastructure and waterfront redevelopment.
The development team and affiliated professionals have experience that includes delivery of more than 2,500 residential units as well as commercial and industrial projects.
Who are the principal project collaborators?
The project team includes Olson Kundig and Lance Mueller & Associates Architects, together with experienced engineering, construction, environmental, legal, sales, hospitality and specialty consultants.
Realogics Sotheby’s International Realty has been engaged as the project’s exclusive sales brokerage, and Columbia Hospitality has been engaged to lead condominium association management and help shape owner services and programming.
How is the project being capitalized?
Cantera Group owns the project property free and clear of debt and has funded substantial entitlement, remediation, architectural, engineering and pre-development activities with sponsor capital. The project is also advancing construction financing discussions.
Additional financing and development information will be provided through the formal sales and disclosure process as appropriate.
SECTION 8
Environmental Protection + Title
What is the environmental history of the site?
The property historically operated as the Time Oil Company Seattle Terminal beginning in the 1940s and was used for petroleum storage and distribution for decades.
Substantial remediation work has been completed in coordination with the Washington State Department of Ecology, including demolition and abatement, soil removal and treatment, groundwater treatment and monitoring infrastructure and regulatory reporting.
Will individual garage owners be responsible for environmental monitoring or cleanup obligations?
The current ownership structure is designed so that ongoing environmental monitoring, reporting, maintenance, regulatory coordination and compliance obligations remain with a Developer-controlled ownership entity rather than individual condominium owners.
The final legal structure and owner obligations will be described in the formal condominium, title and environmental disclosure documents.
How are long-term environmental obligations financially supported?
Ownership has established financial assurance in the form of a standby letter of credit intended to support approximately 30 years of required groundwater monitoring and related compliance activities. Environmental insurance coverage is also in place, subject to the policy’s terms, conditions, limits and expiration.
Will purchasers receive marketable and insurable title?
The project structure is intended to provide purchasers with marketable and insurable title while centralizing ongoing environmental compliance obligations. The title structure, land interests and future conveyance process will be fully described in the formal purchase, condominium and title documents before buyers enter binding purchase agreements.
Will buyers receive environmental reports and disclosures?
Yes. Buyers and their advisors will have the opportunity to review applicable environmental disclosures, reports, insurance information, title materials and condominium documentation as part of the formal purchase and due-diligence process.
SECTION 9
Broker + Sales Information
Can buyers be represented by their own broker?
Yes. Buyers may retain licensed brokerage representation. Buyer-broker relationships and compensation arrangements are subject to applicable Washington law, brokerage agreements and the project’s then- current cooperating broker policies.
How can buyers and brokers receive updates?
Prospective buyers and brokers are encouraged to register with the project sales team for availability updates, pricing releases, reservation information, private presentations and project events.
